CALL FOR APPLICATIONS – LE TRI POSTAL (BORDEAUX (33))

SNC Bordeaux Tribequa, in partnership with Plateau Urbain, is seeking to make the ground floor and/or rooftop terrace of a new, unused hotel available to one or more project leaders, located in the immediate vicinity of the Bordeaux Saint-Jean train station.

Making the site available for a temporary 3.5-month occupancy, extendable starting in June 2025, is intended to breathe life into the site and kickstart initial momentum.

Several activities are currently possible:

  • Workspaces and activity areas
  • Use of the adjacent outdoor areas, particularly for welcoming the public
  • One-off events, retail, and food service (subject to administrative approval of the public access classification)

The ground floor

The space available is the ground floor of the former Tripostal in Bordeaux, which has been renovated into hotel accommodations, with a total floor area of 767 m², offering numerous advantages:

  • Bright, newly renovated spaces
  • A large restaurant and reception area
  • A utility area to be fitted out (intended for a professional kitchen)
  • General utility rooms

The ground floor features a 108 m² entrance/reception area leading to the 233 m² dining room, as well as restrooms that open fully onto the outdoor plaza. The kitchen areas, which are currently unfinished and must be fitted out by the project owner if necessary, measure 112 m². Storage spaces, two changing rooms, and a trash room complete this ground floor.

The Rooftop

The rooftop, located on the 9th floor, has a floor area of 530 m² and offers the following advantages:

  • Bright, brand-new spaces
  • Attractive views
  • A variety of spaces
  • A very large terrace

The 9th floor features a 174-square-meter bar area, a 238-square-meter terrace, and a 37-square-meter seminar room. Eight rooms, totaling 122 square meters, are available, along with a 7-square-meter laundry room. Operation of the 9th floor is contingent upon the candidate covering the costs associated with the elevator. Estimated average costs for maintenance, repairs, and insurance amount to €1,000 (excluding tax) per month.
