La Fabrique de Bordeaux Métropole, with the support of Plateau Urbain, is offering commercial spaces for temporary use at reduced rates within a former retail complex on the Route de Toulouse in Villenave d’Ornon, for a period of two years, with the option to extend for an additional year.
As a developer and key player in the transformation of the Bordeaux metropolitan area, La Fab seeks to promote socially impactful uses within its portfolio. The goal is to occupy these spaces to revitalize the neighborhood during its transformation while also engaging local residents and diversifying the activities offered. To achieve this, La Fab is making available a set of street-facing spaces for project leaders of various kinds: startups, social and solidarity economy actors, as well as artisans and artists.
Plateau Urbain, a temporary urban planning cooperative; Deux degrés, an urban planning and design cooperative; and the City of Villenave d’Ornon are supporting the developer in this initiative.
Unit 509-A is certified as a public access building (ERP) and will be made available to one or more entities primarily intended to serve the public (service providers, associations, etc.). Units 509-B and 515 are intended primarily as workspaces (non-commercial ERT or ERP status) and will be made available to organizations with little or no need to host the public (excluding regular employees, e.g., for training purposes).
The units offered range in size from 11 to 118 m².
The occupancy fee (including VAT and property tax) is set at €5 per square meter per month for public access buildings (offices) and €3 per square meter per month for storage spaces.

Tour: Tours of the premises will take place on Monday, June 23, and Thursday, July 3, by appointment only. Please register by emailing etudes@plateau-urbain.com (please indicate the name of your organization and the number of people attending).
Selection of spaces: Confirmation of interest and selection of spaces will take place between Monday, June 23, and Sunday, July 6, via email to etudes@plateau-urbain.com.
Auditions: Auditions may be held for shortlisted candidates from July 7 to 10.
Results: Results will be communicated via email following the selection committee’s decision on Friday, July 11.
Move-in: Move-in will be possible starting Monday, July 21, subject to certain conditions.
