








Ready to launch your social impact project in Paris’s 13th arrondissement?
The social real estate organization Base Commune, co-founded by Plateau Urbain and Le Sens de la Ville, is issuing a call for expressions of interest for the use of several spaces dedicated to social impact or community-benefiting activities, located at 58 allée Paris-Ivry in Paris’s 13th arrondissement.
Base Commune combats real estate speculation and urban decline by acquiring ground-floor spaces to permanently house activities that benefit the city. Thanks to affordable and tiered rents, these spaces enable socially conscious projects to establish a lasting presence in neighborhoods and contribute to their vitality.
Located in the heart of the Bruneseau neighborhood, within the Paris Rive Gauche ZAC, the premises enjoy a strategic location in the immediate vicinity of the François Mitterrand Library (Metro Line 14, RER C, and Tram T3a), in a dense area combining housing, offices, cultural facilities, and higher education institutions. The neighborhood is home to several schools and universities, representing nearly 25,000 students, as well as well-established cultural and community initiatives.
The spaces offered, delivered brand-new, range in size from 90 m² to 353 m². They can accommodate various activities: offices, a social economy store, a café, artistic activities (non-noisy and non-messy), or projects open to the public that are compatible with public access building regulations.
Depending on the type of space, different rent levels apply. The ground-floor public access space is offered starting at €160/m²/year (excluding VAT and utilities) for the first year, with a gradual increase in subsequent years. Office units located on the upper floors are offered starting at €190/m²/year (excluding VAT and utilities) for the first year.
These spaces will be occupied as part of a long-term commitment, to allow the selected organizations to establish a lasting presence in the neighborhood and contribute to its social, cultural, and economic vitality.
