Setup and management of third places

Do you have a vacant building and want to develop a temporary third place there? We develop and operate projects directly in the Île-de-France region and in the metropolitan areas of Lyon, Marseille, and Bordeaux.

In brief

All types of buildings

We develop projects in all types of vacant buildings (whether fully or partially vacant), as exemplified by our current and past projects. We make these spaces available to a diverse range of stakeholders: nonprofit organizations, artists, cultural organizations, social and solidarity economy entities, freelancers, and startups. Our projects aim to foster the creation of an ecosystem among all these organizations, which are highly diverse in their activities.

Mixed-use development

When the building allows it, we create projects that combine different uses, including community spaces (social services, emergency shelters), workspaces (offices, workshops), and spaces open to the public (exhibition halls, multipurpose spaces, community shops). Our projects are large-scale shared workspaces where we strive to create an ecosystem that integrates all the structures present and their uses within the building.

Legal and Financial Structure

For each project, we work with the property owner to identify the most appropriate legal and financial structure for temporary occupancy. Since every building is unique, our cooperative develops a tailored business model (direct management, management mandate, connecting with project developers, etc.). The legal structure is also adapted to the context of the owner’s real estate project, drawing from a variety of contracts managed by the cooperative.

We develop and implement urban projects in the heart of cities in partnership with local officials. Together with the city of Montreuil, we are committed to supporting local organizations—including those in the fields of culture, crafts, and the social and solidarity economy. We did not want to leave this space vacant. That is why we partnered with Plateau Urbain. Our goal is to provide affordable office space in a strategic location to ensure tenants have the best conditions to grow their businesses within a mixed-use, temporary project.
